Sinking at the garage door, ruts by the gate: what is going on under your driveway

In shortDriveways sink in predictable places: along the tyre lines, at the garage threshold, by the gate where cars turn, along service trenches and at unrestrained edges. The cause is usually a base too weak for vehicles, water arriving from roofs or higher ground, settling trench backfill or failed edging. Each needs its own fix before the blocks go back down.

Why do driveways sink more than patios?

A driveway carries concentrated wheel loads, repeated in the same lines day after day. A patio carries people and furniture spread over the surface. Any weakness in the base therefore shows on a driveway sooner and more clearly. Turning wheels add a twisting force that tests the interlock between blocks, especially near gates and garage doors.

Some driveways were laid at the same time as the house, and the base may have been built with little thought for the cars that would use it years later. Others have had pipes, cables or irrigation added since, cutting trenches through the base. Both histories are worth bearing in mind when a driveway starts to move.

What do ruts along the tyre lines mean?

Two parallel depressions where the wheels run are the classic sign of a base that is not strong or deep enough for vehicles. Each pass pushes the layers down a fraction, and over time the blocks follow. The joints along the ruts often open and lose sand, and water then collects in the lines after rain.

The fix is not to fill the ruts. The blocks along the wheel paths, with a margin either side, are lifted, the base is dug out to firm ground and rebuilt, and the blocks are relaid. If the whole drive shows the same pattern, our repair or replace guide explains why a complete relay may be the better route.

Why does the driveway sink right at the garage door?

The threshold is a meeting point of problems. Cars slow, stop and turn there. Water running down the drive collects against the door. Roof water from the garage often discharges nearby. And the junction between paving and the garage slab is a natural weak line where the edge is hard to restrain.

  • a channel drain across the threshold that is blocked or set too high
  • a downpipe discharging onto the blocks beside the door
  • a fall that runs towards the garage instead of away from it
  • a missing or broken edge where the paving meets the slab

Repairs here usually combine paving and drainage. Our sinking driveway repair covers the paving side, and drainage and standing water covers the channel, the downpipe and the falls, so both are put right in one visit. Treating only one side tends to bring the dip back at the same threshold.

What causes sinking near the gate and the street?

At the gate, cars turn on full lock, which twists the blocks and works the joints loose. The area is also where services tend to enter the plot, so it is often crossed by old trenches for water, electricity or the gate motor cable. Sinking in a straight line from the gate towards the house is very often a trench.

Where the driveway meets the public pavement, the kerb drop and the pavement itself are outside the plot. If repair work touches the public pavement or the kerb drop for a vehicle crossing, it normally needs separate municipal authorisation, and the town hall's ordinance sets how to apply. Work inside the gate follows the usual minor works procedure of each municipality.

Can heavy vehicles cause sudden sinking?

Yes. A driveway that has coped with private cars for years can drop after a single visit from a loaded lorry, a concrete mixer or a removal truck. Owners often notice the damage only when they return from abroad. In that case the base may have been marginal all along, and the heavy vehicle simply exceeded what it could carry.

If you are planning building work, a pool refit or a large delivery, it is worth thinking about where the vehicles will stand. Spreading the load with boards, or arranging for heavy vehicles to stay on the street, avoids damage that would need a repair afterwards.

Do sloping driveways sink differently?

On a slope, water moves faster across the surface and tends to run along joints, carrying sand and fine material downhill. Blocks may creep slowly towards the bottom of the drive, opening joints at the top and bunching at the foot. The bottom of the slope is also where water collects if there is no drain.

Repairs on slopes often include restoring a firm edge course at the bottom to stop creep, adding or resetting a channel drain where the drive levels out, and making sure the joints are filled properly. Our sister site on driveways covers sloping driveways for owners planning new paving rather than a repair.

How do you work out which cause applies to your driveway?

Location gives the first clue, and the pattern gives the second. Ruts suggest the base; a straight trough suggests a trench; a hollow near a downpipe suggests water; a sagging edge suggests failed restraint. Usually we can form a working view from photos and confirm it on site with a test opening. When the picture is mixed, our subsidence diagnosis separates the causes before the repair is priced. The guide to why paving sinks explains each cause in more depth for anyone who wants to understand the background.

Is it safe to keep using a sinking driveway?

In most cases you can keep driving on it while you arrange a repair, but some care helps. Avoid parking heavy vehicles on the worst area, keep tyres out of deep ruts where possible, and watch for blocks that rock or stand proud, as these can trip people and damage tyres. Where a hollow holds water near the house, moving it on quickly is wise.

What should you do now?

Take photos from standing height and from close to the ground, ideally after rain so any standing water shows. Include the garage door, the gate, the drains and the downpipes. Note anything you know about past work on the drive and how it is used. Send us a photo and the approximate m² – free, no-obligation quote. Frequently asked questions

Why is my block paving driveway sinking in two lines?

Twin ruts that follow the tyres point to a base that is too weak or too thin for vehicle loads, or that was not compacted properly. The repair lifts the blocks along the wheel paths, rebuilds the base to firm ground and relays the same blocks.

What causes a driveway to sink at the garage door?

Usually a combination of water and traffic. Water runs down the drive and collects at the door, downpipes often discharge nearby, and cars stop and turn there. A blocked or high channel drain, a wrong fall or a weak edge at the slab are the typical culprits.

Can a sinking driveway be repaired?

Yes, in most cases. Block paving can be lifted, the cause corrected and the same blocks relaid. A full relay is only needed when the base is failing across most of the drive or the blocks themselves are badly damaged.

Will a sinking driveway get worse over time?

Generally yes. Dips collect water, which softens the base further, and loose blocks rock and chip under tyres. Acting early usually keeps the repair smaller, so it is worth sending photos as soon as a dip appears.

Why has my driveway sunk in a straight line from the gate?

A straight, narrow depression from the gate towards the house is very often an old service trench for water, electricity or a gate motor cable. The backfill was probably not compacted in layers and has settled. The repair rebuilds the trench backfill properly.

Do I need a permit to repair the driveway at the vehicle crossing?

Inside your plot, the usual minor works procedure of the municipality applies. If the work touches the public pavement or the kerb drop for a vado, a separate municipal authorisation is normally required; how to request it is set out in each town hall's own ordinance, so it is worth asking there first.

A lorry has damaged my driveway. Can that be fixed?

Yes. The affected area is lifted, the base checked and rebuilt where it has been pushed down, and the blocks relaid. If the base was marginal before the lorry arrived, we will tell you, as other areas may be at risk under similar loads.

Why do blocks on my sloping driveway move downhill?

On slopes, traffic and water push the blocks gradually towards the bottom, especially if the edge course at the foot is weak or missing. Joints open at the top and bunch at the bottom. Restoring a firm edge and a drain at the foot usually stops the creep.

How can I tell if my driveway was poorly installed?

Early settlement, ruts within a year or two, blocks spreading at the edges, and puddles appearing soon after laying are typical signs. They suggest the base, edges or falls were not right. A test opening usually confirms which.

Can you repair my driveway while I am abroad?

Yes. We agree the scope from photos, arrange access with whoever looks after the property, send photos of the opened base and of the finished result, and communicate in English throughout.
