What do paving repairs on house plots usually involve?
If your home stands on its own plot, the paving often does several jobs at once: a drive from the gate, a turning or parking area, paths around the house and perhaps a terrace. Each takes different loads, so a single plot can show several kinds of failure. We look at them separately rather than quoting one blanket fix.
- Gate entrance: dips where vehicles stop and wait for the gate
- Driveway: ruts along the tyre lines
- Parking area: hollows where cars are left for long periods
- Paths: rocking blocks where edging has moved
- Patio: puddles at the low corner
For the drive and parking area, our sinking driveway repair rebuilds the base to carry vehicles. For paths and patios, re-levelling may be enough if the sub-base is sound.
Which areas of Alhaurín de la Torre do we serve?
We cover the whole municipality. These areas are named in our geographic sources:
- Pinos de Alhaurín
- El Romeral
- Lagar de las Pitas
- Torre Alquería
- Zapata
- El Alamillo
- Los Tomillares
Why is the base usually the real problem?
Blocks rarely fail on their own. When a paved surface sinks, the cause is almost always below: a sub-base that was too thin, not compacted in layers, laid on soft or wet ground, or never protected from water. Our guide to base failures describes each one. We confirm which applies by lifting a test area before agreeing the scope.
What about runoff from the garden onto the paving?
If a lawn, planted bank or irrigated bed drains onto the paving, the water carries soil into the joints and softens the bed at the lowest edge. Over time that edge sinks. During the repair we can raise or reset the edging against the garden, adjust the fall or add a channel, using our drainage repair approach.
Can you work while we are living in the house?
Yes. On a house plot we normally repair one area at a time, so you keep a way in on foot and, where possible, somewhere to leave the car. Lifted blocks are stacked neatly in an agreed corner rather than across the drive. We tell you beforehand which section will be out of use and when the gate entrance, if it is part of the job, will be closed to vehicles.
Is any paperwork or approval needed?
For private paving, the procedure is set by the current ordinance of Alhaurín de la Torre, and the town hall can confirm it for your job. In Andalusia, Law 7/2021 (LISTA) places minor works that do not need a project under a responsible declaration, but the town hall decides which procedure fits a given job. If the gate entrance meets the public footway, that part normally needs separate municipal authorisation, which the same ordinance governs.
How do you request a quote?
Send us a photo and the approximate m² – free, no-obligation quote. On a larger plot, a quick sketch showing which areas are affected is very useful. The cost-factors page explains how area, access and base condition affect the figure. For the valley as a whole, see the Valle del Guadalhorce hub, and our areas list for the rest of the province.
Frequently asked questions
Do you work in Pinos de Alhaurín and El Romeral?
Yes. We cover all of Alhaurín de la Torre, including Pinos de Alhaurín, El Romeral, Lagar de las Pitas, Torre Alquería, Zapata, El Alamillo and Los Tomillares, plus homes in areas we have not listed.
The paving at my gate has sunk. Why there?
Vehicles stop, brake and turn at the gate, concentrating load on a small area. If the base there was thin or poorly compacted, it fails first. We rebuild and compact that zone and relay the blocks.
Can you repair several areas of the plot in one job?
Yes. We assess drive, parking, paths and patio separately and quote each one, so you can choose to do everything at once or prioritise the worst areas first.
How do you know the base is the problem?
We lift a small test area at the worst point and look at the bedding and sub-base: thickness, compaction and whether water has washed out the fine material. That tells us what the repair must include.
Garden water runs onto my patio. Can that be fixed?
Yes. Options include resetting or raising the edging against the garden, correcting the fall so water runs away, or adding a channel at the low edge. We choose based on where the water comes from.
Is Alhaurín de la Torre on the coast?
No. It is an inland municipality in the Valle del Guadalhorce comarca. Coastal or inland, the repair method is the same; what differs from site to site is access, layout and drainage.
Do I need a licence for the repair?
That is set by the current ordinance of Alhaurín de la Torre, so the town hall is the place to confirm it. Under Andalusia's LISTA law, minor works without a project usually go through a responsible declaration, but the town hall decides each case.
Will my existing blocks be reused?
Yes, as long as they survive lifting. Reusing them keeps the original look. Broken blocks are replaced with the nearest available match, and we warn you in advance if a difference may show.
What happens to the lifted bedding and waste?
We remove it. Rubble from minor domestic repair works is treated as household waste under municipal responsibility by Law 7/2022, so disposal follows the town's arrangements.
What should I send for a quote?
Photos of each affected area, the approximate m² of each, and a note on what uses it, such as cars or only foot traffic. A rough sketch of the plot helps on larger properties.
