Driveway and block paving repairs across Estepona

In shortIn Estepona we repair driveways, parking bays and paths where block paving has rutted, sunk or spread at the edges, at villas, townhouses and community developments from Cancelada and El Paraíso to Bahía Dorada. The usual fix is to lift the affected area, rebuild and compact the base, reset any failed edging and relay the original blocks. Send a photo and the approximate m² for a free, no-obligation quote.

Why do driveways in Estepona tend to fail along the tyre tracks?

A driveway takes concentrated loads in the same lines every day. If the sub-base was too thin or not compacted well when the paving was laid, those lines are where the bedding is pushed down first, leaving two parallel ruts. Where you also turn the wheel while parked, the blocks are twisted and the joints open up.

The repair is our sinking driveway service: lift the ruts plus a margin, rebuild and compact the sub-base so it can carry vehicles, re-bed and relay. Our guide on base failures that make paving sink explains what usually went wrong the first time.

What role does the edging play?

Block paving relies on its edges to stay locked together. When a kerb or edging course shifts outwards, the blocks next to it lose support, the joints open and the surface begins to spread and dip along that side. If your drive has a gap between the last row and the kerb, or the kerb leans, the edging must be reset as part of the repair, not just the blocks.

Which parts of Estepona do we cover?

All of the municipality. The following localities and urbanizaciones are named in our geographic sources for Estepona:

  • Atalaya-Isdabe and Nueva Atalaya
  • Bahía Dorada, El Padrón and El Velerín
  • Cancelada, El Paraíso and Bel-Air
  • Selwo, Valle Romano and Costalita
  • Benavista, Diana Park and Guadalmansa
  • El Saladillo and Benamara

Does the age of the development change the approach?

It changes what we expect to find. If your property is on a recent development and dips appear early, the cause is more likely the original base than wear. If the paving has been down for a long time, root growth, repeated utility work or worn-out joints become more likely. In both cases we confirm the cause by lifting a test area before committing to a scope, using our diagnosis service.

Should I repair the driveway or replace it?

If the ruts are local and most blocks are intact, repair is usually enough. If the whole drive is failing, or you want a different layout or material, a new driveway is a separate project; our sister site for driveway block paving deals with new installations. Our guide on repair or replace helps you weigh it up.

What paperwork may apply?

For a private drive, Estepona's current municipal ordinance sets the procedure, so check with the town hall before work starts. If the job includes the kerb drop to the street for a vehicle crossing, that part generally needs separate municipal authorisation. A shared drive in a community needs the owners' meeting to approve it.

How do you request a quote?

Send us a photo and the approximate m² – free, no-obligation quote. Photograph the drive from the gate end and close up at the ruts and edging, and tell us what vehicles use it. The cost factors are explained on the repair-cost page. See also the Costa del Sol Occidental hub and our areas page.

Frequently asked questions

Why has my driveway sunk in two parallel lines?

Those are the tyre tracks. The base under them was probably too thin or poorly compacted for vehicle loads, so the bedding has been pushed down where the wheels run. We rebuild the base along those lines and relay the blocks.

Do you cover urbanizaciones such as Cancelada, Benavista and Bel-Air?

Yes. We work across Estepona, including Cancelada, Benavista, Bel-Air, El Paraíso, Valle Romano, Bahía Dorada and the other areas on our list, plus developments not named there.

The kerb beside my drive is leaning. Is that related?

Very likely. When the edging moves outwards, the blocks next to it lose their lock and begin to spread and dip. A lasting repair resets the edging on a firm base before the blocks are relaid.

Can the drive be used again straight after the repair?

We tell you at handover when vehicles can go back on it, based on the work done. Joints settle with use, so a check and top-up of jointing sand after a while is normal.

Our development is fairly new. Why is the paving sinking already?

Early sinking usually points to how the base was built rather than age: insufficient thickness, poor compaction or backfill around services. We lift a test area to confirm before agreeing the scope.

Will the repaired section match the rest of the drive?

We reuse the original blocks wherever possible, so pattern and colour stay the same. If replacements are needed, we source the closest match and warn you if a visible difference is likely.

Do I need permission to repair the vehicle entrance from the road?

If the work involves the kerb drop or public pavement for a vehicle crossing, that part generally requires a separate municipal authorisation. Work inside your plot follows Estepona's current ordinance, which the town hall can confirm for your case.

When should I replace rather than repair the driveway?

When failure is widespread, many blocks are broken, or you want a new layout or material. In that case a new driveway project is the better route, which our sister site for driveway paving covers.

Can you repair a parking area shared by a community?

Yes, once the owners' meeting approves it. We can price each bay or section separately, so the community can decide on a phased repair if it prefers.

What photos should I send?

A view of the whole drive from the gate, close-ups of the ruts and of any moved edging, and the approximate m². Mention the type of vehicles that use it, such as cars, vans or occasional deliveries.
