How does a paving repair in Málaga city usually work?
A repair in the city starts with photos, not with a van. You send pictures of the dip, the puddle or the rocking blocks, plus a rough idea of the area in square metres, and we tell you whether it looks like a local base failure or something wider. On site we confirm the cause with a subsidence diagnosis before anything is lifted.
Most jobs then follow the lift and relay sequence: blocks out and stacked, failed bedding removed, the sub-base topped up and compacted, a fresh screeded bed, the same blocks back in their pattern, joints filled and the surface vibrated. Where only a shallow hollow exists, re-levelling the pavers can be enough. The step-by-step detail is in our guide on how a paving repair is done.
What paperwork can a repair need with Málaga City Council?
Inside your own plot, relaying existing paving is normally treated as minor work, but the exact procedure is decided locally. Málaga City Council's planning office reported in 2021 more than 40 types of works handled by responsible declaration and 22 types exempt from both licence and declaration, published under 'actos no sujetos a licencia'. Whether your specific paving job is on that list has to be checked case by case against the council's current publication.
If the sunken area runs onto the public footway or involves the kerb drop at a vehicle entrance, the council will normally require a separate authorisation for that part. In a community of owners, work on shared paving needs a resolution of the owners' meeting under the Horizontal Property Law; the administrator confirms which majority applies.
Centro: what should owners in the historic centre and La Malagueta check first?
In a dense central district, the first question is who owns the surface. Interior courtyards, building entrances and private passages are the owners' responsibility; the street outside is not. If your community's entrance paving has dropped next to a drain cover or a service box, our guide to settlement around manholes and trenches explains why that spot fails first.

Este: what repairs suit homes and communities from El Palo to Pinares de San Antón?
Where a property has stepped levels, retaining edges or paths that follow the slope of the plot, sinking often shows at the low side, where water collects and washes fine material out of the bed. In those cases we look at falls and outlets as well as the base, and may combine the repair with drainage and standing-water work.

Ciudad Jardín: what if garden trees are lifting the paving?
If your house or community has mature trees close to paths or parking bays, raised and cracked blocks along a line usually point to roots rather than a weak base. Cutting roots blindly can harm the tree, so we expose the area first and agree with you how far to go. Our page on tree-root damage under paving sets out the options.

Bailén-Miraflores: how are communal courtyards and parking areas handled?
Shared courtyards and residents' parking take repeated, concentrated loads in the same tracks. When the community notices ruts or rocking blocks, we can price the affected bays separately so the owners' meeting decides on a clear scope. Communities often prefer a phased repair, starting with the trip hazards near entrances and leaving sound areas untouched.

Palma-Palmilla: what does a repair in Martiricos involve?
Our records show Martiricos as the barrio we list for this district. Whatever the building type, the repair principle is the same: find the cause before touching the blocks. If loose pavers rattle under foot but the level is still acceptable, the problem may be empty joints rather than a failed base, which is a simpler and less invasive job covered on our loose pavers page.

Cruz de Humilladero: what if the problem appeared after utility work?
A narrow sunken strip running straight across a patio or entrance is the classic sign of a backfilled trench that was not compacted in layers. Rebuilding the whole surface is rarely necessary. We lift a margin either side, recompact the trench zone properly and relay, so the repaired strip matches the surrounding paving in level and pattern.

Carretera de Cádiz: how do we work around busy residential blocks?
In districts with large residential buildings, logistics matter as much as technique. We agree with the administrator where lifted blocks can be stacked, how residents keep access to garages and doors, and how rubble leaves the site. Rubble from minor domestic repair works is treated as household waste under municipal responsibility by Law 7/2022, so disposal follows local rules.

Churriana: what about driveways at detached houses and urbanizaciones?
If you own a house with its own drive, sinking usually follows the wheel lines where cars turn and park. A driveway that dips only in the tracks can normally be repaired locally; if the dip has spread and the edges have moved, we explain on our sinking driveway page when the edging must be reset too.

Campanillas: is it worth repairing an older, larger paved area?
For a large yard, a workshop entrance or a rural-style property, owners often ask whether to patch or start again. We compare how much of the base has failed, how many blocks will survive lifting and whether the pattern can still be matched. Our guide on repair versus full replacement gives the decision points, and for a full new surface we refer you to our sister site.

Puerto de la Torre: what should you look for before calling us?
A quick self-check saves time. Lay a straight timber or spirit level across the dip, note where water stands after rain or hosing, and photograph any cracked edging. Those three pieces of information usually tell us whether the cause is the base, the edge restraint or the water path, before anyone visits.

Teatinos-Universidad: what about newer estates with communal paving?
On more recent developments, early sinking in a few places often relates to how the original base was built rather than age. Our guide to base failures that cause sinking explains the usual faults. For a community, we document each sunken spot with photos so the administrator can raise it at the owners' meeting with a clear description.

How do you get a quote for a repair in Málaga?
Send us a photo and the approximate m² – free, no-obligation quote. We reply in English with what we think is happening and what the repair would include. Cost depends on area, access, the state of the base and whether edging must be reset; the factors are explained on our sister site's repair-cost page. For wider context on paving across the city and its surroundings, see the Málaga-Costa del Sol area hub or browse all areas we cover.
Frequently asked questions
Do you repair paving in every district of Málaga city?
Yes. We work in all eleven districts, from Centro to Teatinos-Universidad and Campanillas. The repair method does not change with the district; what changes is access, who owns the surface and whether a community of owners needs to approve the work first.
Can you reuse my existing paving blocks?
In most repairs, yes. Blocks are lifted carefully, cleaned of old bedding and relaid in the same pattern. Any that crack during lifting are replaced with the closest match available, and we tell you beforehand if colour or size differences are likely to show.
Who is responsible for sunken paving outside my building entrance?
It depends on where the boundary lies. Paving inside the plot or community belongs to the owners; the public footway is the council's. If the sunken area straddles both, the public part normally needs a separate municipal authorisation.
Does Málaga City Council require a licence to relay paving?
The council publishes lists of works handled by responsible declaration and works exempt from licence and declaration. Whether a particular paving repair is included is checked case by case against those lists. We describe the scope in writing so you or your administrator can check.
Our community wants to fix only the worst areas. Is that possible?
Yes. We can price each sunken spot or parking bay separately, so the owners' meeting can approve a first phase around entrances and trip hazards and leave sound paving alone. The administrator then has a clear, itemised scope to put to the vote.
Why does the paving sink only along one straight line?
A straight sunken strip usually follows a backfilled utility trench or a pipe run. The fill was probably not compacted in layers and has settled. We lift a margin each side, recompact properly and relay, rather than rebuilding the whole area.
Can you repair paving lifted by tree roots in a communal garden?
We can expose the roots, discuss with the community how much can be trimmed safely and then rebuild the base and relay the blocks. If the tree is protected or the roots are large, the community may need advice from a tree specialist before cutting.
I live abroad. Can I arrange a repair in Málaga remotely?
Yes. Most of the conversation happens by email or WhatsApp in English. You send photos, we send our diagnosis and quote, and during the work we send photo updates of each stage so you can see the base before the blocks go back.
What happens to the old bedding and rubble?
We remove it from site. Rubble from minor domestic repair works is treated as household waste under municipal responsibility by Law 7/2022, so the disposal route follows the rules of Málaga's council. We agree stacking and loading points in advance.
What do you need from me to prepare a quote?
A few clear photos from standing height and close up, the approximate m² of the affected area, and a note on what drives or walks over it. If water collects, a photo after rain or hosing helps us judge whether drainage must be part of the repair.
