Why do owners in Marbella often manage paving repairs from abroad?

Many Marbella properties are second homes, so the sunken patch is often spotted by a gardener, a property manager or a guest rather than by the owner. That is fine: we can work from the photos they send. We reply with a written explanation of the likely cause, the proposed scope and the factors that affect cost, so the decision can be made from wherever you are.

During the job you receive photo updates: the area lifted, the base corrected and compacted, the screeded bed, and the blocks relaid and jointed. Seeing the hidden layers matters, because the base is what decides whether the repair lasts. Keys and gate access are arranged with whoever looks after the property.

Which parts of Marbella do we cover?

We work throughout the municipality. The areas below are those listed in our geographic sources for Marbella; if your urbanización is not named, we still cover it.

  • San Pedro de Alcántara, Guadalmina, Guadalmina Alta and Guadalmina Baja
  • Nueva Andalucía and Puerto Banús
  • Nagüeles, Sierra Blanca and the Milla de Oro
  • El Rosario, Río Real, Los Monteros, Bahía de Marbella and Altos Reales
  • Rícmar, Salto del Agua, Marbesa and Los Altos de Marbella
  • Las Chapas, Hacienda Las Chapas, Elviria, Artola and Cabopino

What kinds of paving problems do we repair at Marbella properties?

The common thread is a surface that has dropped, rocks or holds water. If your villa has a long drive and a turning area, the wheel tracks are where we usually start, using our sinking driveway repair. If the dip is beside a pool, a planter or a manhole, the cause is often local water or poorly compacted backfill rather than the whole base.

  • Driveways and parking areas with ruts along the tyre lines
  • Paths and terraces with rocking or loose blocks
  • Paving lifted by palms or other trees planted close to the edge
  • Puddles that stay after irrigation or rain
  • Settlement around drain covers, inspection chambers and service trenches

Where garden trees are the cause, our tree-root repair explains how we expose and deal with roots. Where the issue is water, we may combine the repair with drainage and standing-water work so the new bed is not washed out again.

How do gated urbanizaciones and community rules affect the job?

In a gated development, access times, vehicle passes and where a skip or small truck may stand are set by the community or its security. We ask for those rules before confirming dates. If the sunken paving is in a shared area, such as a communal drive or pool surround, the Horizontal Property Law requires a resolution of the owners' meeting; the community administrator can confirm the exact majority.

For private plots, the town hall procedure for a given outdoor paving job is set by Marbella's current municipal ordinance, so it is checked afresh for each job rather than assumed. We describe the scope in plain terms so your administrator or gestor can confirm it.

When is repair enough, and when should you look at something else?

If the blocks are sound and only the base has failed, a local repair is the sensible choice. If the surface is merely faded or stained but level, it does not need lifting at all; our sister site on renovating pavers without lifting them covers that. For the reasoning behind each route, read repair or replace.

Frequently asked questions

Is your business actually based in Marbella?

Yes. The business is run by Bauman Raymond Attila, a self-employed contractor (autónomo) with an address on Avenida Antonio Belón in Marbella. From there we cover the whole province of Málaga, but Marbella and its urbanizaciones are our nearest working area.

Can my property manager show you the problem instead of me?

Of course. A manager, gardener or neighbour can send the photos and open the gate on the day. We keep you copied on the quote and on the photo updates so you approve the scope yourself and can see each layer of the repair.

Do you work inside gated urbanizaciones such as Los Monteros or Sierra Blanca?

Yes, provided the community allows contractors in. We ask for its access rules, working hours and any parking restrictions before fixing a date, and we follow the instructions of security staff on site.

My driveway has sunk where the car parks. What is the usual repair?

Usually a lift and relay of the affected tracks: blocks out, failed bedding removed, the sub-base topped up and compacted, a new bed, blocks relaid, joints filled and the surface vibrated. If the edging has moved outwards, it is reset as part of the job.

A palm near the terrace has pushed up the paving. Can it be fixed?

Often, yes. We lift the blocks to see how the roots run, agree with you what can be trimmed or diverted, then rebuild the bed and relay. Where a large root cannot be removed, the paving line may need adjusting around it.

Do I need permission from Marbella town hall to relay my paving?

The procedure for a particular outdoor paving job depends on Marbella's current ordinance, which the town hall can confirm. Relaying existing paving inside a private plot is generally minor work, but work affecting the public pavement or a vehicle crossing normally needs a separate authorisation.

Our community pool surround has dips where water collects. Is that your field?

Yes, when the cause is a failed base under the paving. We check falls and drainage outlets, lift the sunken zone, correct the base and relay. A shared pool surround is a common element, so the owners' meeting needs to approve the work first.

Will repaired blocks look different from the rest of the drive?

We reuse the original blocks wherever they survive lifting, so the pattern and colour stay consistent. Where replacements are needed, we look for the closest match and tell you in advance if a visible difference is likely.

Do you send photos during the work?

Yes. Owners usually receive pictures of the lifted area, the corrected and compacted base, the screeded bed and the finished, jointed surface. Those images are your record that the hidden layers were dealt with properly.

What should I send to get a quote?

A wide photo showing the whole area, a close-up of the worst dip, the approximate m² and a note on what uses the surface, such as cars, bins or just foot traffic. If puddles form, a photo after irrigation or rain is very helpful.
