Why does uneven paving matter more at a rental property?
A raised edge or a rocking block is a nuisance for an owner who knows it is there, but a guest arriving with luggage in the dark does not. If you let your property in Torremolinos, uneven paving on the route from the gate to the door, around a terrace or near a pool is worth dealing with before the next season rather than after a complaint.
We can schedule the repair in a gap between bookings and agree with your cleaner, key holder or manager how we get in. The aim is to leave the area usable and tidy for the next arrival, with joints filled and loose material swept away.
What does re-levelling paving actually involve?
Re-levelling means lifting the blocks in the hollow or hump, removing the uneven bedding, laying and screeding a fresh bed to the correct level and fall, and refitting the blocks. It is the right repair when the sub-base underneath is still sound. Our re-levelling service describes it in detail.
When the sub-base itself has failed, re-levelling the bed alone would not last; the sub-base has to be topped up and compacted first, which is the full lift and relay. We check which one you need on site by lifting a few blocks, and explain the difference before quoting.
- Mark the uneven area and a margin of sound paving around it
- Lift and stack the blocks in order
- Remove the old bedding and inspect the layer below
- Correct the sub-base if required and compact it
- Lay and screed a new bed to level and fall
- Refit the blocks, fill the joints and vibrate the surface
Which areas of Torremolinos do we serve?
We work throughout the municipality, including the following areas named in our geographic sources:
- La Carihuela
- Montemar
- Playamar
- Los Álamos
- El Pinillo
What about blocks that move but have not sunk?
Movement without a drop in level usually means the joints are empty or the edge restraint has given way. On a terrace or path that guests use, that is still a hazard. Our page on loose paving blocks explains how we decide between refilling joints and resetting the edging. Read our aftercare guide for how to keep joints full afterwards.
Are permits or community approvals involved?
If the paving is shared by a community of owners, the owners' meeting must approve the work under the Horizontal Property Law, and the administrator can confirm the majority. For a private plot, the applicable procedure is set by the current ordinance of Torremolinos; check it with the town hall first. Anything touching the public footway normally needs a separate authorisation.
How do you arrange a quote?
Send us a photo and the approximate m² – free, no-obligation quote. Tell us your next free dates if the property is let. Cost depends on area, access and the state of the base; the repair-cost page on our pricing site explains these factors. For the wider coast see the Costa del Sol Occidental hub and our full area list.
Frequently asked questions
Can you repair the paving between two holiday bookings?
We plan around your calendar wherever we can. Tell us the free dates when you request the quote, and we will say whether the job fits. The area is left swept, jointed and usable for the next arrival.
What is the difference between re-levelling and lift and relay?
Re-levelling replaces the bedding layer under the blocks when the sub-base is sound. Lift and relay goes deeper, correcting and compacting the sub-base before the new bed. We check which one is needed by lifting a few blocks.
Do you work in La Carihuela and Montemar?
Yes. We cover all of Torremolinos, including La Carihuela, Montemar, Playamar, Los Álamos and El Pinillo, and any development nearby that is not named in our list.
My key holder will let you in. Is that enough?
Yes. We agree access with your key holder or property manager and send you the quote, the diagnosis and photo updates directly, so you stay in control even if you are abroad.
A terrace block rocks when stepped on. Is that urgent?
It is a trip risk, especially for guests who do not know the property. Often the joints have emptied or the edging has moved. The fix may be quick, but it is worth doing before the next stay.
Can the blocks be reused after lifting?
In nearly every repair, yes. They are cleaned of old bedding and refitted in their pattern. Any that crack are replaced with the closest match, and we tell you in advance if a difference might show.
Our community path is uneven. Who decides on the repair?
A shared path is a common element, so the owners' meeting decides under the Horizontal Property Law. The administrator confirms the majority required. We provide a written scope so the meeting can vote on something concrete.
Is a licence needed in Torremolinos?
The procedure depends on the current municipal ordinance in Torremolinos, and the town hall can say which route applies. Relaying paving within a private plot is generally minor work; work touching the public footway or a vehicle crossing normally needs a separate municipal authorisation.
How do I keep the paving even after the repair?
Keep the joints topped up with jointing sand, keep gullies clear and avoid directing irrigation onto the surface. A quick check after the first few weeks of use is a good habit.
What details help you quote quickly?
A wide photo of the area, a close-up of the uneven spot, the approximate m², and, for a rental, the dates when the property is empty. Mention whether cars use the area as well as people.
