Does it matter which locality of Vélez-Málaga you are in?

For the repair itself, no. For planning, a little. The municipality covers a string of separate settlements, and the approach to each property differs: a townhouse patio in a built-up street, a community garden, or a house reached by a private track. We ask about the route in, where a vehicle can stop and how far materials need carrying, because that shapes the working plan.

These are the localities named in our geographic sources. We cover all of them and the scattered homes around them.

Is your paving sunken, or just tired?

Before we talk about lifting anything, we check what the problem really is. A surface that has dropped, rocks or holds water has a structural fault underneath and needs our lift and relay repair. A surface that is level and firm but stained, faded or patchy does not; lifting it would waste money.

Does it sink? Repair the base. Only worn? Renovate. Broken or obsolete? Replace.

For worn but sound paving, our sister site on renovating paver surfaces explains cleaning and tinted coatings. For paving that is broken beyond reuse, new block paving is the route. Our guide on whether to repair or replace goes through the decision with examples.

What if you have a country property with a long paved approach?

If your home sits on a larger plot with a paved approach, a yard or a parking area for several vehicles, failures tend to start where water crosses the surface or where heavier vehicles turn. We look at the whole route before pricing, because fixing one dip while water keeps running across the next section only moves the problem. Where needed, we combine the repair with drainage correction so runoff is led to a proper outlet.

What happens on the day of the repair?

We mark out the sunken area with a margin of sound paving, lift and stack the blocks so they can go back in their pattern, and dig out the failed bedding. The sub-base is inspected, topped up where it has thinned and compacted. A fresh bed is screeded to level and fall, the blocks are refitted and the joints are filled and vibrated. Every step is described in our guide to the repair process, and owners who are away get a photo at each stage.

How do communities in Vélez-Málaga approve repairs?

A shared drive, path or courtyard is a common element. Under the Horizontal Property Law the owners' meeting must approve the work, with the majority set out in article 17; the administrator can tell you which majority applies to your case. For private plots, the procedure for outdoor paving follows the current Vélez-Málaga ordinance, which the town hall can explain.

Frequently asked questions

Do you cover Torre del Mar and Caleta de Vélez?

Yes, and all the other localities of the municipality, including Benajarafe, Chilches, Almayate, Mezquitilla, Lagos, Trapiche, Cajiz, Triana and Valle-Niza, as well as homes in the countryside between them.

How can I tell whether my paving needs repair or just renovation?

Lay a straight edge across the surface and walk on it. If it has dropped, rocks or holds water, it needs a structural repair. If it is level and firm but stained or faded, a renovation without lifting is the sensible choice.

Can you repair a long paved approach to a country house?

Yes. We assess the full length first, because water running across the surface often causes several failures. We then repair the sunken sections and correct the drainage so runoff no longer washes out the bed.

Is distance from your Marbella office a problem?

No. We serve the whole province of Málaga. Travel and access are among the cost factors, which is why we ask where the property is and how it is reached when you request a quote.

Will you lift paving that does not need it?

No. If your surface is sound and only looks tired, we tell you so and point you to renovation rather than repair. Lifting good paving costs money and does not improve it.

Our community courtyard has sunk in one corner. What happens next?

We inspect it, explain the likely cause and send an itemised scope. The administrator puts it to the owners' meeting, which must approve work on common elements. Once approved, we agree dates and access with the community.

Do I need a permit in Vélez-Málaga?

The procedure for a particular outdoor paving job depends on the current Vélez-Málaga ordinance; ask the town hall for your case. Any work touching the public footway or a vehicle crossing usually needs a separate municipal authorisation.

Can you add drainage where water crosses the paving?

Yes, where it is part of the cause. Options include correcting the fall, setting a channel across the route or connecting to an existing outlet. We explain which one fits once we have seen how water moves.

Do you communicate in English?

Yes. Quotes, diagnosis and updates can all be in English, by email or WhatsApp. Owners who are away receive photos of each stage of the repair.

What should I send to get started?

Photos of the affected area, the approximate m², the locality and a note on access, such as whether a van can reach the property. If water collects, a photo after rain is very helpful.
