Why is standing water often the starting point in Mijas repairs?
Water is the most common reason a sound block surface starts to sink. When rain or irrigation runs into the joints and has nowhere to go, it carries the fine part of the bedding with it, and the blocks slowly settle into the gaps left behind. That is why, in Mijas as elsewhere, we look at where water goes before quoting a repair.
If your puddle forms in the same place every time, we check the fall of the surface, whether a channel or gully exists, and whether it is blocked or set too high. The fix may be a drainage and standing-water repair combined with lifting and relaying the dip itself. Our guide on why paving sinks explains the mechanism in more detail.
Which areas of Mijas do we serve?
We cover the whole municipality. The localities below appear in our geographic sources for Mijas; nearby urbanizaciones that are not named are covered too.
- Mijas Pueblo, Valtocado and Las Lomas de Mijas
- Las Lagunas, El Chaparral and Cerros del Águila
- Mijas Costa, Sitio de Calahonda and Riviera del Sol
- El Faro and La Cala de Mijas
- Mijas Golf and Campo Mijas
How do repairs differ between village houses, coastal developments and golf properties?
The technique is identical; the practical setting is not. If you own a house in or near the old village, access for barrows and materials may be the main planning point, and lifted blocks may need to be stacked on site rather than in the street. If you are in a large coastal development, the community's rules on working hours and vehicle access usually set the timetable.
For a property beside a golf course with paths, a buggy store or a parking bay, we check whether the sinking follows wheel lines, which suggests the base was too thin for that use, or appears in random spots, which points more to water or poor compaction. In the first case the lift and relay with base correction is the right repair.
What if the blocks are loose but the level is still fine?
Blocks that click or shift underfoot without having dropped have usually lost the sand in their joints, so they no longer lock together. Topping up joints may be enough, provided the edge restraint is intact. Our page on loose and moving pavers describes how we check this. If the edging has cracked or moved, the blocks will keep spreading until it is reset.
Does a community of owners need to approve the repair?
If the paving is a common element, such as a shared drive, a communal path or the area around a residents' pool, yes. The Horizontal Property Law requires a resolution of the owners' meeting under its article 17 majority rules, and the administrator can confirm the exact majority for your job. For private plots, the procedure for outdoor paving is set by Mijas's current ordinance; ask the town hall which route applies.
How do you ask for a quote in Mijas?
Send us a photo and the approximate m² – free, no-obligation quote. A photo taken just after rain or irrigation is particularly useful here, because it shows us where water sits. To understand how cost is built up, see the cost-factors page on our pricing site. For the wider coast, the Costa del Sol Occidental hub has background, and our areas page lists every municipality we cover.
Frequently asked questions
Do you repair paving in both Mijas Pueblo and Mijas Costa?
Yes. We work throughout Mijas, including the village, the coastal developments such as Calahonda and Riviera del Sol, La Cala de Mijas and the inland areas around Mijas Golf and Campo Mijas.
Why does a puddle keep forming on my patio paving?
Usually because the surface has lost its fall or the water has no outlet. Over time the trapped water washes bedding out from under the blocks and the dip deepens. We correct the fall or add an outlet while relaying the area.
Can you add a channel drain as part of the repair?
Where a channel or gully is the right answer, yes. It is set into the paving at the low point and connected to a suitable outlet. Where that is not possible, we look at re-grading the fall so water runs to an existing drain.
My blocks rattle but have not sunk. Do they need lifting?
Not necessarily. If the level is fine and the edging is intact, refilling the joints and compacting the surface can restore the interlock. If the edging has moved, it has to be reset first, otherwise the blocks will loosen again.
Do you work inside urbanizaciones with community rules?
Yes. Before fixing a date we ask the administrator or security for the access rules, working hours and parking arrangements, and we plan where lifted blocks and materials will be kept during the job.
Is a licence needed in Mijas to relay paving?
The procedure for a given outdoor paving job depends on the current municipal ordinance in Mijas, so confirm it with the town hall before booking dates. Work that touches the public pavement or a vehicle crossing usually needs a separate municipal authorisation as well.
Will you reuse my original blocks?
Yes, whenever they come up intact. Reusing them keeps the colour and pattern consistent. If some break, we look for the nearest match and warn you beforehand if the difference is likely to be visible.
Can I follow the repair from outside Spain?
Yes. We communicate in English by email or WhatsApp and send photos of the lifted area, the corrected base, the new bed and the finished surface, so you can see the work stage by stage.
What causes paving to sink only along the car tracks?
A base that was too thin or poorly compacted for vehicle use. The repeated load pushes the bedding down along the wheel lines. The repair is to lift those tracks, rebuild and compact the base, re-bed and relay.
What should I photograph for a quote?
A wide view of the area, a close-up of the dip or loose blocks and, if water collects, a picture taken after rain or watering. Add the approximate m² and whether cars use the surface.
